Do french drains even work near Lake Monroe's high water table?
They do, but only when they're designed for it. Near the lakefront we size the system to the seasonal high water table and pitch it to a real outlet — a generic trench dug too deep just fills with groundwater and fails.
My older Sanford home floods every storm — is that fixable?
Almost always. Older homes usually relied on surface grade that has since flattened or been built up around. Adding subsurface drainage and regrading the low spots gives the water a path off the property again.
